Devon’s Historic Environment Team have also advised that there are potentially significant Issues at Sidwell Street (51) and Fever and Boutique (100) where an informed and heritage-led approach would also be beneficial.

We assume that upper floors in the buildings between John Lewis and St Sidwell Centre will be converted into homes.

This site is close to the Rougemont Castle scheduled monument, the Underground Passages scheduled monument, the Roman town and Longbrook and Central Conservation Areas and the Area of Archaeological Importance. We therefore recommend firstly, that the allocation is accompanied by a policy criterion to secure appropriate archaeological investigation, mitigation and recording. Secondly we consider that the proposal should be subject to HIA to inform policy criteria relating to building heights, and/or considered alongside East Gate in a strategic study relating to key views and settings.

How do you feel about the site at 12-31 Sidwell Street?

Why do you feel this way and do you have any other comments?

Much of Sidwell Street is in need of regeneration including this part, but the loss of the Walk-in centre would be regretted by many. Could this be rehoused somewhere in the develpment? Otherwise the entire ground floor should remain as active retail frontages - previously Sidwell Street has been identfied as a secondary shopping centre, with independent retailers encouraged. Sadly, instead it is full of hairdressers / barbers and food takeaways. There must be no more provision of these - is it possible to prevent when there is an over-concentration? The residential dwellings above the ground floor should be high quality private residential for young professionals, but not PBSA or coliving. In order to set in motion the much needed revamp of the Street, particularly high quality and interestng design should be encouraged. As much care needs to be given to the rear. This should be cnsdered another frontage on King William Street, currently one of the most unattractive parts of the City giving a very poor impression to those visitors parking in John Lewis cr park,
