The site is within St David’s conservation area so development should conserve and enhance the character of the conservation area.

This site could be developed well, but a high density, low quality proposal cannot be permitted. The existing dwelling should be retained and converted sensitvely into the highest quality, well proportioned flats. Some sympathetically designed dwellings could be built within the curtilage - do the 6 proposed include the retention and reuse of the existing house? Landscaping would be very important.
