Devon’s Historic Environment Team have also advised that there are potentially significant Issues at Sidwell Street (51) and Fever and Boutique (100) where an informed and heritage-led approach would also be beneficial.

This site is adjacent to, and shares many of the opportunities and constraints associated with the North Gate strategic allocation. While the site appears of adequate size to accommodate the proposed 10 homes without unduly affecting the historic environment, we nevertheless consider that key policy criteria are needed in relation to archaeology (bearing in mind the location within the Area of Archaeological Importance); to conserve and enhance the settings of adjacent heritage assets; and to establish any design parameters such as those relating to key views and building heights. An HIA or inclusion within a strategic study relating to key views and settings could assist in establishing these parameters.

Why do you feel this way and do you have any other comments?
It’s one of the only proper late night venues left in the city, which would be detrimental to the student market and 18-30s market in the city if this were to happen

A small site on the west side of Mary Arches Street; what has been said for North Gate (above) applies equally to this site, which is effectively a detached western component of the larger site.
